These Terms govern your use of AutoBnB, operated by Gerlich Enterprises LLC (“AutoBnB,” “we”). By creating an account or using the service, you agree to them. If you’re agreeing on behalf of a company, you represent that you can bind it.
The service
AutoBnB is a property management system and AI operations platform for short-term rentals. It manages listings, reservations, rates, calendars, and guest communication, then connects those core functions to OTAs, smart locks, thermostats, cleaning, payments, and property accounts.
Accounts and workspaces
You’re responsible for your account, your workspace’s configuration, and the actions of users you invite. Keep your credentials secure. You must provide accurate information and be at least 18.
Subscriptions, billing, and listings
Paid plans are billed per active listing, in advance, on a recurring basis through Stripe, and continue until canceled. AutoBnB does not offer a free trial. Fees are non-refundable except where required by law. We may change pricing on renewal with notice.
Your content and data
You retain all rights to your content and the listing and guest data you connect. You grant us the limited rights needed to operate the service for you and to provide it to your workspace. You are responsible for having the right to connect that data and for your guests’ data, including any notices or consents required in your jurisdiction.
Automated and AI actions
AI output is probabilistic and may contain errors. Review it before relying on it, and don’t treat it as legal, financial, tax, or other professional advice.
Payments, property accounts, and utility statement imports
Payment processing, per-property financial accounts (property accounts), and AutoBnB Property Cards are provided through Stripe, including Stripe Treasury and Stripe Issuing, and are subject to Stripe’s agreements. Before a property account opens, the business accepts each of them separately: the Stripe Services Agreement, the Treasury for platforms Terms – Connected Accounts, and the Connected Account Agreement. They stay linked from the property accounts screen. Property account fees are listed there before you open an account. To make a complaint, or dispute a charge or error on a property account, use “Report a problem with a property account” on that screen or email support@autobnb.space.
AutoBnB partners with Stripe Payments Company for money transmission services and account services with funds held at Fifth Third Bank N.A., Member FDIC. AutoBnB is not a bank or a money transmitter.
Utility statement imports use manual sign-in: you open the provider site and enter credentials directly with that provider. AutoBnB does not ask for, store, or enter new utility credentials, does not change provider payment methods, and does not submit utility payments. After you finish signing in, the browser operator may locate and import existing statements, and it stops at credential, payment, terms, and submission screens.
SMS terms
Program. “AutoBnB messages” are text messages AutoBnB sends on behalf of a host business that uses AutoBnB, from a number registered to that business. A host’s number is a business number for texting and calling the cleaners, handymen and other vendors who work on the host’s rental homes; these terms cover its texts. Each text names the host business it comes from.
What you’ll receive. If you clean or service a host’s rental: job assignments, door codes for your visit, issue instructions, schedule confirmations, and replies in your conversation with the host. If you’re a host or on a host’s team: alerts about your properties and account. Now and then, if you’re a guest: texts about your booked stay, such as check-in details, when the host chooses to send them, and replies if you text the host. If you use the AutoBnB cleaner app, AutoBnB also texts you a sign-in code. We don’t send marketing texts.
Consent. You agree to receive these texts when you give your mobile number to the host (for a job, or with your booking) or to AutoBnB. Consent to texts is not a condition of any purchase or booking.
- Frequency: message frequency varies based on your jobs and stays.
- Cost: Message and data rates may apply.
- Opt out: reply STOP at any time. You’ll get one text confirming you’ve been unsubscribed, and no more texts from that number after that. Reply START to receive texts again.
- Help: reply HELP, or email support@autobnb.space.
- Carriers: mobile carriers are not liable for delayed or undelivered messages.
How we handle your number and messages is described in the Text messaging section of our Privacy Policy. We don’t share or sell your mobile number or SMS consent to third parties or affiliates for marketing or promotional purposes.
Acceptable use
Don’t use AutoBnB to break the law, send spam, infringe others’ rights, violate an OTA’s or provider’s terms, attempt to breach security, or reverse-engineer the service. You’re responsible for complying with the rules of the platforms and providers you connect.
Third-party services
The integrations you connect are governed by their own terms and are not under our control. We’re not responsible for third-party services, and connecting them is at your discretion.
Availability and support
We aim for high availability but don’t guarantee uninterrupted service, and we may change or discontinue features. Support is available at support@autobnb.space.
Disclaimers and limitation of liability
The service is provided “as is” without warranties of any kind to the maximum extent permitted by law. To the extent permitted by law, AutoBnB will not be liable for indirect, incidental, special, or consequential damages, and our total liability for any claim is limited to the fees you paid us in the 12 months before the event giving rise to the claim.
Indemnification
You agree to indemnify AutoBnB against claims arising from your content, your use of the service, your automations, or your violation of these Terms or the rights of others.
Term and termination
You may stop using AutoBnB and cancel at any time. We may suspend or terminate access for breach or risk to the service. On termination, your right to use the service ends; sections meant to survive (content ownership, payment, disclaimers, liability, indemnity, governing law) continue.
Governing law and disputes
These Terms are governed by the laws of the State of Iowa, USA, without regard to conflict-of-laws rules, and the state and federal courts located in Iowa have exclusive jurisdiction over disputes, unless applicable law requires otherwise.
Changes to these Terms
We may update these Terms; we’ll revise the date above and, for material changes, give notice. Continued use after changes take effect means you accept them.
