Hostaway
AI replies answer guests on the topics you choose. AI CoHost, launched in June 2026, suggests one-click changes such as listing edits and discounts, and nothing runs until you sign off.
Guesty
ReplyAI answers guests, and AI task creation turns their messages into tasks. Agent Hub, for agents that act on their own, opened in June 2026 as a pilot with a waitlist.
Hospitable
Its AI answers guests, writes reviews and flags issues such as leaks and noise. Lock and thermostat automations are a separate feature on its Professional plan.
Across the products anyone can buy today, rental AI writes messages, reviews and tasks. Where a company says its AI acts on its own, it's a pilot or the company's own claim, and we found no independent tests.
Climate
LiveStarts warming or cooling each home in time for check-in, moves a guest's setting back inside your limits, and lets the empty house drift after checkout. It looks again every 15 minutes.
A clean that hasn't started
LiveFour hours before a check-in, a clean nobody has started goes to the top of Today and to your phone.
Utility bills
Built inReads each statement you add, files it with the home, compares it with last month's, and raises a jump that clears both of your thresholds.
Supplies
LiveAfter every Turno clean, records each supply's level at each home, and links Turno's “running out” issues to the supply.
Paying cleaners and bills
BetaPays a verified clean or a reviewed bill, only when it's under the limit you set. In the beta, payments run in a test environment.
What stays with you: guest replies are drafts you send, and prices never leave your floor and ceiling.

Hostaway doesn't publish its price; its marketplace lists Clyr, which reads and pays utility bills, without a published price either. AutoBnB's cleaner app makes a job for every booking on AutoBnB Channels; homes still scheduled in Turno need Turno too.
